9 Helpful Tips to Prepare for Home Inspections

 

A complete home inspection can be key to the quick and successful sale of your home. By having a ServiceUSA home inspection before you list your home, you can be aware and choose to remedy problem conditions that might hinder the sale, and in turn, get a higher selling price and a quicker sell. It literally pays to have a ServiceUSA home inspection before placing your property on the market.

Whether you choose a pre-listing home inspection or your potential buyer has requested one, here are simple tips to help your inspection go quickly and easily:

1. Make the Attic Accessible - Clean out the closet that has the attic access. Inspectors will not move personal property.

2.  Clear Basement Walls – The home inspector and termite inspector will need to walk around the inside of the basement walls or have access to the crawl space.  Remove anything that would block the inspector from crawling into and around the crawl space. 

3. Make the Electrical Panel Accessible – Remove all items around the panel, especially in the garage.  The inspector will need to remove the cover to evaluate the breakers, etc.

4. Clear Around the Main Water Shut Off – Remember, the inspector will not move any personal property, so sure to clear around the main water shut off so the inspector can tag it for the buyer.
   
5. Turn On Utilities – If the home is vacant, you will need to have the utilities (electric, gas, water) turned on for the inspection. We will run the cold water everywhere in the house for 45-60 minutes (annoying, yes, but it is an important part of the inspection).

6. Check Heating & Air Conditioning – If you have not had the HVAC systems serviced in the past 6 months, do so and tape a copy of the receipt to the furnace.

7. Check Windows – If your home has window security locks, have the key available for inspection, and pre-check your windows to see if they will open easily for the inspector.

8. Tell Us - If something is broken, please let the inspector know.

9. Make the Time - Prepare for the inspection to take 2-3 hours.
